AGA combines statistical modeling and field research techniques to identify housing demand opportunities and competitive supply constraints. Demand-side research methods include macro- and micro-level analyses applied to over 150 markets throughout the United States.

AGA Housing Macro
The AGA housing macro provides a general overview and benchmark for an area, typically at a Metropolitan Statistical Area (MSA) level. This analysis relies on an employment-driven statistical model developed by AGA which simulates demand and supply conditions through an evaluation of key variables. The AGA housing macro assists clients in determining the relative health of an area's housing market through careful investigation of long-term trends.

AGA Housing Micro
The AGA housing micro projects the demand-driven absorption rate that can be achieved for specific product types and price ranges at a given site location. This projection is a result of an AGA-developed statistical model which analyzes variables such as area employment trends, neighborhood characteristics, commute patterns, and the site's proximity to employment centers. Housing micro studies address the following types of housing:

For-Sale Housing
Future absorption potential is expressed as a weekly absorption rate by floor plan for targeted price ranges describing single family detached, single family attached, condominiums, and stacked flats.

Rental Housing
Absorption potential is expressed as a weekly and monthly absorption rate for rental units by rental range. This projection relies on employment opportunities located within a reasonable travel time of an apartment site.

Competitive Analysis
The macro and micro analyses can be supplemented with competitive housing data to test the theoretical projections and determine a foundation for pricing and design recommendations.

Analysis for specialized product such as mobile home parks, golf course communities, and senior housing is also available.
