Economic Blight Studies

AGA has regularly provided economic blight studies for Redevelopment Agencies needing to comply with stringent requirements established since AB 1290 legislation became law.  Our research directed to blight focuses on the analysis of small area economic conditions indicative of blight including:  depreciated and stagnant property values; poverty and overcrowding; adverse vacancy and lease rates; serious lack of needed commercial facilities; and crime and public safety threats.

A partial list of public agencies for which economic blight and socio-economic impact studies have been completed include:  City of Fullerton, City of Costa Mesa; City of La Habra; City of San Juan Capistrano; City of San Clemente; City of Lemoore; City of Porterville; City of Redlands; City of Lancaster; Kings County; Kern County; Imperial County; and San Luis Obispo County.  A partial list of private-sector clients relying on our ability to evaluate socio-economic impacts include:  ICI Development; Woodmont Company; Rothbard Development, Rutan and Tucker, and Gresham Savage Nolan & Tilden.
